This is a guide to help prepare your residential real estate listing for photo & video sessions. Please ensure everything is ready prior to the scheduled appointment. I will not move furniture or personal items. Note: I don’t capture unfinished areas, storage areas, garages, etc. (unless staged or requested) These are great places to store items so they’re not visible in photos & video.
In General:
Turn off all interior lights
Turn off fans & moving objects
Turn off screens
Thoroughly clean (exteriors, interiors, floors, counters, windows, appliances, vents, etc.)
Hide charging cables
Remove personal photos & items
Clear refrigerators of magnets, etc.
Remove non-decorative soap containers & cleaning supplies from sink areas
Straighten chairs & accessories
Minimize appearance of toys, shoes, clothing & accessories
Minimize appearance of child & pet accessories
Replace burned out & mismatched light bulbs
Exterior:
Remove unwanted vehicles from driveway & perimeter of home
Clean landscaping (mow, trim shrubs, clear leaves, sticks etc.)
Hide visible hoses, trash cans & cleaning supplies
Clear debris from roof, patios, skylights, etc.
Place blinds & window coverings to desired position. (Fix bent blinds, etc.)
Clean, pools, organize furniture & accessories
Bedrooms:
Make beds, organize pillows, blankets etc.
Remove personal items, laundry etc.
Remove clutter from tops of furniture
Clean under furniture, removing items that may show in photos
Bathrooms:
Remove personal items & branded toiletries
Clean all surfaces including toilets, showers, mirrors, sinks, vents etc.
Use fresh linens & new non-branded toiletries as needed
Dusk exterior photo session:
(Please have home ready 60 minutes before sunset)
Turn on any decorative exterior lighting, override timers & ambient light sensors
Turn on interior lighting
Turn off flood & security lights
Place blinds & window coverings to desired position. (Fix bent blinds, etc.)
Remove unwanted vehicles from driveway & perimeter of home
